In 1960, Del Webb opened five model homes in the desert northwest of Phoenix and invited the public for a look. He expected 10,000 visitors over the weekend. He got 100,000. Sun City became the first age-restricted retirement community in the United States, and it reshaped how America thinks about growing old. Sixty-six years later, Sun City and its sister community Sun City West are home to roughly 67,000 people with a combined median age near 75. That is not a typo. Four out of five residents are 65 or older. No other population center in Arizona, and few in the country, concentrate this much geriatric healthcare demand into this small a footprint. The infrastructure has kept pace. Banner Boswell Medical Center in Sun City has 410 beds, a Level IV Trauma Center, and was ranked the No. 4 hospital in metro Phoenix and No. 5 in Arizona by U.S. News for 2025-2026. It earned High Performing ratings in 12 categories including heart bypass surgery, aortic valve surgery, hip fracture, kidney failure, lung cancer surgery, and diabetes. Three miles west, Banner Del E. Webb Medical Center in Sun City West has 404 beds with strengths in cardiac services, robotic surgery, orthopedics, and a geriatric psychiatric inpatient unit that has operated continuously since 1988, treating depression, anxiety, psychosis, and substance issues in adults 55 and older. Combined, the two campuses provide 814 beds, making this corridor one of the most hospital-dense in Arizona relative to population. Medicare is the dominant payer here by a wide margin. Virtually every practice in the Sun Cities is built around Medicare reimbursement, geriatric conditions, and the diseases of aging. Oak Street Health and ArchWell Health both operate senior-focused primary care clinics accepting all forms of Medicare. For the relatively small number of residents under 65 or without Medicare, Adelante Healthcare operates community health centers in the West Valley with sliding-fee-scale access. Women's health services in the Sun Cities are oriented toward post-menopausal care, hormone management, and gynecologic oncology rather than obstetrics. Banner Del E. Webb does list women's health and maternity among its service lines, but the community's demographics mean obstetric volume is minimal. For most geriatric conditions, there is no reason to leave. Cardiology, orthopedics, oncology, pulmonology, nephrology, urology, and rehabilitation are all available locally with physician density that reflects decades of investment in this population. For pediatric care, complex trauma requiring Level I designation, or specialized procedures not available at either Banner campus, Abrazo West in Goodyear (Level I Trauma) and Banner University Medical Center in Phoenix are 20 to 30 miles southeast.
